I am looking at getting rid of my 20 year old 10 by 8 wooden shed  (falling to bits)  and replacing it with a brick outbuilding - double bricked with insulation, Electrics installed and garage type door fitted, have you got a rough estimate what i would expect to pay?  I know it would only be able to be a rough estimate you would be able to give having not seen my garden etc but a rough estimate would be greatly appreciated.

base your roof tiles on approx £9 per sq mt to buy that includes lath and felt . pm me if u ever need them mate

I'm a joiner but do take on building jobs with my mate who is a bricky. Funnily enough, i have just started building my own shed/workshop at my new abode.

It's not really possible to give estimates, however rough, without knowing all the details as there are so many variables. You may need planning and/or building regs, depending on what you want, what the size is and where it is in relation to your house/boundaries/roads.

Sorry i can't be more specific but what i can tell you is that if you want a proper double skinned and insulated building with tiled roof and electrics, you have probably chosen the dearest option.

cannot see you getting much change out of £5,000, you will probably need a base building if your shed was laid down on compacted earth? i think  you will need to factor in things like garage door type and stuff like that,i thought about having one  done a year ago but decided the money  would be better spent on a holiday! bad decision.

Thanks for the advice Ginny, I will enquire about the planning/building regs etc, Looking at getting it done next summer, Got a mate coming to have a look and price it up said I would be looking at 5 grand at least.

No problem.

Yes you are in the right ball park. I was thinking £5000 upwards for what you want.

May pay you to look on the planning portal where there is an interactive house programme that tells you what you are and are not allowed to do without planning permission. If you can avoid planning and building regs, the price will be lower.

If you want any more info, just ask.

Then get some sub contract Poles to do the work for me and pay them £2,000

What size are you looking at for the new build?
Dig out foundations and pop them in a skip yourself to save cash.
Buy materials yourself to save on builder mark up %
Bricklayers are a notoriously greedy bunch especially in the current climate so you can drive down the labour element, just tell them someone else would do it for £50 less and they will knock another £50 off.

Yes Moosey that is what i will be doing, I will remove the old shed and do the donkey work myself mate, Should save a few quid by doing this, I will be getting a few quotes mate believe me, But like Ginny said i could get a good quality wood build at half the price so weighing my options up at the minute mate.

Bit harsh, when you think they're trying to earn a living. Given the current climate the building trade struggles to make a profit as everyone is trying to undercut everyone else just to get the work. As for saving money on materials, thats a bit misleading. Yes the builder will put a mark up on it, but you won't be able to buy at the same price as someone who gets a hefty discount as a regualar customer at the merchants.

That said, I had a window fitter try and charge £78 for fitting a £5 window stay on my old house in GY. Given that taking out six screws from the old one, and six screws is a ten minute job, £73 is a bit steep for labour

I speak as a bricklayer myself so not harsh at all. Its reality.
There is always someone willing to knock £50 off a job just to get it, especially for weekend work. Fine in the short term but overall supresses the market.
Thats why blokes are laying bricks now for not much more than the prices we were getting 20 yrs ago.
