My question is , ' how long to fill no3 dock in, then settlement , and build' ? I'm no builder but it'll not be a quick job... I'll give it 5 years before we're in and that's if they started now.

If you look over the river at the Siemens development it would mirror what it would take to fill in a portion of the dock and then build.
If memory serves me right I believe from putting in the coffer dams to opening the factory the timescale was circa 36 months....

That's probably not too far off as leases still have to be signed, designs and plans drawn up, funding arrangements to be settled, planning permission to be sought and tenders to go out before the first brick is laid

If for arguments sake they started the project today and it was going to take 5 years but it was happening I don`t think a single one of us would complain?

Exactly, what’s 5 years in the grand scheme of things? This’ll be our 4th year back in League 2 since being promoted and we’ve done nothing but tread water, I’d happily do another 5 if we’re heading in the right direction.

You hope but seriously doubt the Club could then market BP for it`s final years with something along the lines of a 4-5 years Season ticket for a vastly reduced price .The aim of filling the home ends to capacity for the old girl to bat out it`s time is one marketed correctly the fans would respond to.

On top of that you have other things like a 'last game at BP game' with real heroes of yesteryear, perhaps persuading a Mr Mendonca back. For that game you bring out a one-off kit. BP merchendise, prints, documentry DVD. As well as on the final season, make season tickets flexible so that for an extra (X) amount more season ticket holders are able to take their seat home. Then you have things like seats being made into patio furnature and the likes.

When the curtain does finally fall on our, lets face it home from home for many of us, I'd love to see an auction for remaining seats, brickwork and all of that. The commercial possibilites are really endless. We just need the inhouse skills to pull it all off.

Shame they didn't time it to help fill the dock in with the hardcore from the knocking down of the flats etc if feasible.

If it ever happens of course.
