Quoted from MuddyWaters

Surely re-development of any area depends on who owns the Freehold to the assets you are proposing to re-develop and, if it's several people, then dependent on them all wanting the same outcome.

Same thing as happened with the Olympic Stadium. Compulsory purchase orders.

Freeholders in the Freemo area are never going to make a mint from the land now. Otherwise the place would be crawling with developers. The town centre will likely remain where it is now the docks is not the thriving hub of mass employment that it once was. And there's not enough money in retail for there to be two centres in GY - there's barely enough for one when you look at Freshney Place now.

Through the door there came familiar laughter,
I saw your face and heard you call my name.
Oh my friend we're older but no wiser,
For in our hearts the dreams are still the same.
